Successful Transformation of a Hospital Site into a New Development with 80 Residential Units

Attractive residential park overlooking the Rhine River

Initial Situation:

Due to the relocation of the hospital to a new building, the urban area became available for new purposes. The project involved the construction of four buildings with 80 residential units across different segments, including a mix of ownership and rental.

After a competitive bidding process, the owner decided, due to the complexity and numerous political requirements, to develop the project up to and including construction approval and then sell it to an investor through an auction process.

 

Approach:

CCTM was tasked with project management for the development up to construction approval and with overseeing the transaction process for the transfer of the project to the final investor.

The development included creating an investor-ready project, with one part intended for ownership (condominiums) and the other for rental. Additionally, a leasehold solution with an operational model had to be developed.

Following construction approval, an investor competition was held, and the project, along with the planning team, was handed over to a final investor.
